About the Role
We are seeking an experienced and proactive Residential Lettings Property Manager to join our growing team. This is an excellent opportunity for a property professional looking to take the next step in their career, combining portfolio management with team leadership responsibilities.
The successful candidate will oversee a portfolio of approximately 170 residential properties while providing day-to-day management, guidance and support to two Property Managers. This role requires strong organisational skills, excellent communication abilities and a customer-focused approach to ensure the highest standards of service are delivered to landlords and tenants alike.
Key Responsibilities
- Manage a portfolio of approximately 170 residential properties.
- Lead, support and develop a team of two Property Managers.
- Act as the main point of contact for landlords and tenants, ensuring a professional and responsive service.
- Oversee property maintenance issues, coordinating contractors and ensuring works are completed efficiently.
- Conduct regular property inspections and ensure full compliance with current lettings legislation.
- Manage tenancy renewals, notices and end-of-tenancy processes.
- Handle complex tenant and landlord queries, resolving issues effectively and professionally.
- Monitor team performance and implement process improvements where required.
- Ensure all managed properties remain compliant with relevant health and safety regulations.
- Maintain accurate property records and management systems.
About You
- Proven experience within residential lettings and property management.
- Previous supervisory, team leader or management experience is preferred.
- Strong knowledge of residential lettings legislation and compliance requirements.
- Excellent communication, negotiation and problem-solving skills.
- Able to prioritise a busy workload and manage multiple tasks effectively.
- Strong attention to detail and a proactive approach.
- Full UK driving licence and access to a vehicle is desirable but not essential.
