The Opportunity

An established residential builder is looking to appoint an Operations Manager to play a key role in the delivery of a major, multi-year urban regeneration programme in Glasgow.
This is a significant project delivery role, taking responsibility for a large-scale regeneration scheme comprising multiple residential projects and phases over several years.The successful candidate will provide operational leadership across the programme, coordinating a large cross-functional team and ensuring individual projects are delivered safely, efficiently and to the required programme, quality and commercial standards.Importantly, this opportunity does not necessarily require someone already operating at Operations Manager level. The client is equally keen to speak with an accomplished Senior Project Manager or Contracts Manager who has successfully delivered complex residential developments and is ready to take the next step in their career.

The Role

Reporting to the senior leadership team, you will take responsibility for the successful delivery of the regeneration programme.

Your responsibilities will include:

• Leading the operational delivery of a multi-project residential regeneration programme.
• Overseeing Project Managers, Site Managers and wider site delivery teams.
• Coordinating closely with commercial, technical, design, planning, procurement and customer teams.
• Driving project programmes, phasing, logistics and resource requirements.
• Ensuring projects achieve key targets around health & safety, programme, quality and cost.
• Building strong relationships with housing associations, local authorities, consultants and other project stakeholders.
• Identifying and managing project risks before they impact delivery.
• Providing input into buildability, design development and construction methodology.
• Working alongside the commercial team on procurement and supply-chain performance.
• Driving consistency and high standards across multiple projects and phases.
• Monitoring performance and reporting effectively to the senior leadership team.
• Developing and supporting the project management and site teams reporting into you.

The Candidate
The client is particularly interested in candidates who have progressed through project delivery within residential construction and understand the complexities associated with social housing and major regeneration projects.
You could currently be working as:

• Senior Project Manager delivering a significant residential development and looking for greater responsibility.
• Contracts Manager responsible for several housing projects and ready to progress into an Operations Manager position.
• Operations Manager looking to take responsibility for a substantial long-term regeneration programme.

You should be able to demonstrate:

• Extensive social housing and residential regeneration experience.
• A strong track record of successfully delivering complex residential projects.
• Experience managing substantial construction teams and multiple stakeholders.
• Exposure to large, multi-phase developments would be highly advantageous.
• Strong understanding of construction programming, buildability, logistics and project risk.
• The ability to work effectively alongside commercial, design and technical functions.
• Experience dealing with housing associations, local authorities and other public-sector stakeholders.
• Strong leadership and communication skills.
• A practical, delivery-focused approach with the ambition and capability to take on broader operational responsibility.
