confidential
CNX Recruitment is proud to be partnering with an established main contracting refurbishment and fit-out contractor to recruit an experienced Senior Quantity Surveyor for their team based in Glasgow.
This is an excellent opportunity for a commercially astute Senior Quantity Surveyor to join a contractor specialising in refurbishment, fit-out and construction projects, taking a leading role in the commercial management and financial performance of projects from initial procurement through to final account.
The successful candidate will work closely with operational teams, project managers, clients and subcontractors to ensure projects are delivered within budget, contractual obligations are managed effectively and commercial opportunities are maximised.
We are looking for someone with a strong background in main contracting, ideally with experience across refurbishment and interior fit-out projects. You will be confident managing project finances, negotiating with subcontractors, controlling costs and providing clear commercial reporting to support successful project delivery.
This role would suit an experienced Quantity Surveyor ready to take ownership of project commercial management within a dynamic construction environment, or an established Senior Quantity Surveyor looking for a new opportunity with an ambitious contractor.
Key Responsibilities
Commercial & Financial Management
Take full commercial responsibility for allocated refurbishment and fit-out projects, from pre-contract stages through to project completion and final account.
Manage project budgets, cost plans, financial forecasts and cash flow projections to maintain commercial control throughout the project lifecycle.
Prepare and review monthly commercial reports, providing accurate updates on project performance, risks, variations and forecast margins.
Main Contracting & Project Delivery
Work closely with Project Managers, Site Managers and operational teams to ensure commercial strategies align with project programmes and delivery objectives.
Review tender documentation, scope of works, specifications and contractual requirements to identify commercial risks and opportunities.
Ensure all works are properly valued, recorded and commercially accounted for throughout the duration of each project.
Support the resolution of contractual issues, delays, changes to scope and other commercial matters as they arise.
Subcontractor & Procurement Management
Manage the procurement and appointment of subcontractors and suppliers, ensuring competitive pricing and appropriate contractual arrangements.
Assess subcontractor applications for payment, variations and final accounts, ensuring payments accurately reflect work completed.
Maintain effective relationships with subcontractors and suppliers while protecting the commercial interests of the business.
Valuations, Variations & Final Accounts
Prepare and submit interim applications for payment and manage the timely recovery of payments from clients.
Assess, price and negotiate variations, compensation events and changes to the original scope of works.
Maintain accurate records of contractual instructions, variations, commercial correspondence and supporting documentation.
Lead the preparation, negotiation and agreement of final accounts with clients and subcontractors.
Client & Stakeholder Management
Build and maintain strong working relationships with clients, consultants, subcontractors and internal project teams.
Attend commercial meetings, project reviews and progress meetings as required.
Support the wider commercial function in maintaining consistent processes, reporting standards and best practice.
